Site Investigation | Deep Soil Bearing Capacity Assessment to Enhance Asset Value in DC Investment Development
Ground investigation
To enhance the asset value of data center investment development, eliminate underground risks through deep boring and viscous soil consolidation analysis, optimizing business viability.
In the development of data centers led by institutional investors and developers, the accuracy of due diligence (DD) in the process from site selection to commercialization and the long-term preservation of the overall asset value of the facility are extremely important success factors. GeoTech's specialized ground investigation services precisely clarify the properties and depth of the supporting layers through deep boring surveys and standard penetration tests, eliminating the risk of unexpected foundation construction cost increases after land acquisition. Furthermore, by conducting indoor loading consolidation tests using undisturbed samples from alluvial clay layers, we calculate the consolidation yield stress and compression index to elucidate future settlement behavior, preventing asset value depreciation due to building tilting or equipment failures during long-term holding. Additionally, by measuring the ground deformation coefficient through in-situ lateral loading tests (LLT) and utilizing our own database "GEODAS" for comparative analysis of surrounding areas, we minimize excessive reinforcement design and maximize capital efficiency. We provide high-precision ground evaluations based on clear evidence, strongly supporting the reduction of investment risks and the maximization of business profitability.

basic information
We will adopt deep-depth drilling machines for excavation and standard penetration tests (continuous N-value measurement) in accordance with JIS standards as our basic method. For cohesive soil layers, we will conduct undisturbed sample collection (such as triple tube) and accurately measure and calculate the consolidation yield stress Pc, compression index Cc, and over-consolidation ratio using the JIS A 1217 staged loading consolidation test. Additionally, we will directly measure the lateral deformation coefficient E value of the ground in the field through in-situ lateral loading tests (LLT). The obtained data will be analyzed in conjunction with our in-house ground information system GEODAS and delivered as a technical report that can withstand investment decisions and review responses.

Applications/Examples of results
It is ideal for due diligence (DD) at the land acquisition stage and business verification stage for data center development, AI infrastructure investment, and hyperscale DCs. It can be used for the prior quantification of underground risks, optimization of CapEx (capital expenditures) by eliminating excessive piling work and unnecessary ground improvement, and prevention of increased OpEx (operating expenses) due to future subsidence. Additionally, it can be widely utilized as a solution for developers and funds to explain ground risks to investors, financial institutions, and tenants, as well as to respond to building confirmation reviews and structural assessments.
