When proceeding with the sale of land at a former gas station site, understanding the risks of soil contamination associated with past operations is an extremely important process. This proposal introduces a phased soil contamination investigation solution to avoid legal and economic risks during real estate transactions. It addresses specific hazardous substances unique to gas stations, such as benzene contained in gasoline, past tetraethyl lead, dichloromethane and trichloroethylene used in maintenance work, as well as boron and fluorine from car wash detergents and coolants, and heavy metals related to batteries. First, a historical investigation (Phase 1) will identify risk concern points based on the site's usage and equipment layout. Next, a sampling investigation of surface soil and soil gas (Phase 2) will be conducted to accurately measure the presence of contamination. If any exceedance of standard values is confirmed, we will transition to a detailed investigation (Phase 3) to determine the extent of contamination through deep boring and groundwater measurements. Additionally, we will provide consistent support up to the investigation of residual soil during building demolition, ensuring safe and secure land transactions.
