As an indicator for investors to assess a company's environmental initiatives, "obtaining environmental certification for owned real estate" plays an important role. The most widely adopted environmental certification for buildings globally, LEED, is also included in the evaluation criteria of the international standard "GRESB," which assesses real estate companies and funds. Since properties that obtain LEED certification receive international recognition, the number of certifications has been increasing in Japan in recent years. In this article, we will explain the overview of the global standard environmental certification "LEED" and provide examples of certifications.

To promote the use of wood in buildings, a government ordinance amending part of the Building Standards Act Enforcement Order, which reviews fire prevention and evacuation-related regulations for buildings, was promulgated on September 3, 2025, and will be enforced from November 1. This amendment includes necessary revisions to fire prevention regulations, such as interior restrictions, the installation of smoke vents, and the obligation to install smoke barriers.
